Disappointment, not recommended at all.

Great disappointment – not recommended for Lina, barely worth a day trip
We're a family that can enjoy almost any situation, but here it just didn't work.
The journey is long and difficult — almost two hours in each direction in an unpleasant way, definitely not with children.
The town itself is abandoned.
There is nowhere to eat, what appears as “open” on Google is actually closed.
We tried five restaurants, only one was open, we were there alone, the food was poor and the atmosphere was depressing.
Park:
Most attractions are not suitable for young children:
Rope Park from 10+
Cartoon Children from 6+
Puppets - not small
Large slides are stained, painful, and glued with slotty
And the crew?
An atmosphere of anger, reluctance, like doing a favor.
We needed someone from the reception to come and tell them to open up for us.
After a few repairs – we just went. The place feels abandoned and uninviting.
Hotel and Room:
Noise from the main road
In the room there are turning stairs – not suitable for families, dangerous for children
The closet is above, so handling luggage is tough and annoying.
The water in the shower goes cold every few seconds.
Networks are torn, strange insects enter
There are lots of dogs walking around the area.
The food is not tasteful
Training restaurant – empty, unpleasant, expensive, low-grade food
Single point of light:
Breakfast at the main restaurant — finally something reasonable.
And in the evening? No choice because everything in the town is closed — you have to eat at the hotel restaurant, expensive and not good.
And when we asked for compensation for leaving early?
Rejected “policy.”
Zero service, zero flexibility.
The diamond is nice for half an hour — coffee, picture, and that's it.
Summary:
On a sunny day might be worth a jump for kids over 10.
Lena? Definitely no.
We ran early at night.

We’re a family that usually enjoys anything, but this place simply didn’t work.
The road to get here is long, rough, and exhausting — almost two hours each way, especially difficult with kids.
The town feels abandoned.
Nothing is actually open despite what Google says.
We tried five restaurants; only one was open, the food was poor, and the atmosphere depressing.
The park:
Most attractions aren’t suitable for young kids:
Rope Park – 10+
• Kids’ Karting – 6+
Tube slides – not for small children
Main slides worn out, painful, taped together
And the staff?
They act like they're doing you a favor by operating anything.
Cold, irritated, unwelcoming.
We literally had to bring someone from reception to tell them to let us in.
After a few activities, we just left — it feels abandoned and uninviting.
The hotel and room:
Constant traffic noise
Inside the room there’s a spiral staircase, unsafe and impractical for families
The wardrobe is upstairs — impossible to manage suitcases comfortably
Shower water constantly jumps from hot to cold
Window screens are torn, letting strange bugs inside
Lots of stray dogs around the property
Food quality is low
Kosher restaurant – empty, unpleasant, overpriced, very poor food
The only bright spot:
Breakfast in the main restaurant — finally something decent.
In the evening you’re forced to eat at the hotel because everything in town is closed — and the restaurant is expensive and not good.
When we asked for a refund after leaving early?
They refused completely — “policy.”
The diamond viewpoint is cute for a quick coffee and photos — 30 minutes and you’re done.
Bottom line:
Maybe worth a short visit for kids over 10 on a perfect-weather day.
Overnight stay? Absolutely not recommended.
We left a night early — and it was the right decision.

Disappointment – benefits far from promises

We chose the Kaas Land hotel for its many activities and promising resort, but the reality is quite different from what is advertised on their website.
• Swimming pool and activities: The swimming pool advertised as open is actually closed. The on-site amusement park is limited: only two accessible attractions, including one in six functional slides. The tree climbing route is commonplace, nothing more than what you can find in any city. The only really fun activity for children is a spiral slide descent, but you can’t spend the day there.
• Paid activities and restrictions: Paid and forbidden karting for children under 7-8 years old, panoramic swing for a fee and inaccessible to children under 10 years old.
• Restoration: Only one kosher restaurant (open only from 2pm to 8pm) and the hotel restaurant is sorely lacking in variety. As vegetarians, we only found rice, fries and their cheese bread. In the city, very few options: a few shops, two small supermarkets and a few pharmacies.
• Housing: The villa booked was in a deplorable state: hair everywhere, dirty sink with detritus, very dirty sanitary facilities with urine around the toilet, French door that did not close.
• Staff responsiveness: Fortunately, a great employee noticed the state of play, apologized and immediately relocated us to two connecting rooms in the hotel. They were clean, functional and comfortable. Perfect bathroom, perfect bedding.
• Breakfast: Served from 9am to 11am, which is late for families with children. Correct variety, good products, but coffee machine paying.
• Pros: Beautiful mountain views, nice and helpful staff.
In summary: Promising complex on paper, but with very few activities actually available. The beauty of the site does not compensate for the lack of entertainment and the gap between promises and reality. We will not come back unless all the infrastructure announced (water park, attractions) actually see the light of day. One night is enough.

Disappointing stay

Disappointing Stay at Kass Diamond Resort:
We recently stayed at the Kass Diamond Resort in Georgia for four nights with our family (5 people), including two young children and a toddler.
We had high hopes for this resort, but unfortunately, our experience was deeply disappointing. We believe it's important to share our honest feedback for other families considering a stay here.
Unsafe and Inconsistent Amusement Park:
The main reason we booked this resort was for its amusement park, which was a huge letdown. Many of the attractions are completely off-limits to children under 6 or 10, and the rules are inconsistently enforced. One day our 5-year-old was allowed on an attraction and the next day he wasn't, which was very upsetting for him. Height restrictions were also applied inconsistently. This unpredictability led to our kids crying and feeling disappointed on multiple occasions.
Furthermore, a significant number of attractions were closed, apparently for maintenance, though it seemed more likely they were simply unsafe. The overall selection of rides was very limited, making the park feel sparse and not worth the visit.
Poor Room Conditions and Lack of Service:
Our accommodations were far below the standard we would expect from a 5 stars and luxury hotel. The curtains in our room were completely see-through, allowing the morning sun to flood the room and waking our children up when sun rises- every day. It's truly shocking that a hotel would use transparent curtains. Additionally, there was a big window near the parents' room with no curtain, further compromising our sleep.
As a family of five, we were consistently provided with insufficient towels, water bottles, and toiletries. The housekeeping crew would leave half-empty bottles of soap and shampoo, and never enough for our family's needs. We also noticed a strong smell of mold in the children's bathroom and the floors were dusty. The entrance doors to the cottages had visible holes and poor finishing.
Unsuitable Pool and Inattentive Staff:
The swimming pool is not family-friendly, as it has a single, deep depth throughout. The area around the pool was constantly wet, which is an unusual and unsafe design for a resort.
The staff's focus seemed to be on trivial matters rather than guest comfort. They required us to sign in to enter the pool while ignoring the core issues of the hotel, such as the cleanliness, safety, and overall atmosphere. The entrance to the pool was only from the front desk, and they forbidden us to enter from outside, and blocked the exit directly from the pool.
The breakfast was also a major disappointment. The selection was minimal, the bread was stale, and there was only one type of cake, which was also dry. The entire breakfast area was swarming with flies, which was absolutely disgusting.
All the roads around the hotel were unsafe and were not suited to strollers and disabled people.
We asked to cancel few days of our staying but we were refused.
Final Thoughts:
In summary, we absolutely do not recommend this hotel for families with young children. We spoke with other guests who were equally as disappointed with their stay. It's a shame, as the area itself is beautiful, and a day trip would be a much better option than staying here. If you do decide to stay, we would strongly advise against booking for more than two nights.

Shocking experience

Shocking service of the guard manager.
The first room we got was not cleaned after a family left.
The second room was not suitable for the family of a couple with 2 children although they offer it in 2 rooms.
We left the hotel and yet we had to pay for a night of 1240 lars.
The staff without any consideration of the customer’s needs, take no responsibility for mistakes.
