Disappointed. Read to be sure you know what you're getting into.
We were disappointed by our stay. The reservation was booked months in advance & the hotel changed hands before our stay. **Be aware when you're reading reviews as anything before the Summer of 2025 as those do NOT reflect the current management**
Another thing is that the hotel is STILL listed on Booking.com & Google as "B&B Expo 13". This is NOT a Bed & Breakfast as there is no breakfast served.
So we communicated our arrival time to the owner as requested, yet they were not present to receive us & the directions provided got us access to the building but they left off what ROOM we were in. So we had to try to communicate with the maid & construction worker who spoke no English. It didn't go well.
We also found out that the construction being done cut off the hot water & we had no hot water in the morning. The response from the owner was simply, "We are on the Coast. Enjoy!" They did get the issue resolved, but only after we had left for the day.
The room was comfortable. The location is very close to the train station, but not close to any of the Ghent tourist attractions.
So be aware that there are potential issues still being ironed out by the owners & maybe they will make it work in the future. But know that you've been warned that this is not a smooth operation serving an international traveler's needs at the moment.

Terrible experience.
Booked this B&B in March & arrived in June to be told no breakfast anymore & no parking!! We’d have to just sort it out ourselves. Disgusting. They didn’t bother to let us know they’d sold the B&B and weren’t offering the same service anymore, despite them still being in charge & the money we paid went to them and not the new owners. So, a bunch of lies.
We weren’t allowed to use the breakfast room anymore. No tea & coffee in the room. The bath taps didn’t work. The cleaning lady walked in on us one day without even knocking first.
Didier was there hiding in his office and wouldn’t even come out to explain, he left his wife to sort it out. They tried to charge us for breakfast…. Which we weren’t getting anymore???? They eventually produced another bill without the breakfasts.
Really disappointing & quite frankly rude & inconsiderate. All they care about is the money money money & don’t give a damn about people.
Be careful if you book now because the prices are still including breakfast…. Which you won’t be getting!! Be warned.

Disappointing lack of customer service
I feel I must make people aware of the terrible experience I had with the owner Didier Coene. I had booked and paid for a room in June last year using Booking.com. On the morning we left, Didier asked me to pay, and as I knew I had to pay for breakfast & the City tax I paid his bill with my credit card. I hadn't realised until much later that her'd also taken payment for the room as well. It took almost 10 months of emailing, receiving his excuses, delaying tactics and finally he ignored my please for a refund so I reported him to Booking.com. They apologised profusely and refunded me themselves as he was unwilling to do so. I wonder how many others he has done this to...Please be careful
