Quiet & comfortable

A great place to stay. Clean, warm, quiet, TV's in room.
A self-catering kitchen is an absolute bonus. So great to be able to prepare breakfast, lunches, dinners, take a thermos for tea !
Yes, it is out in the country - so you do need a car .... but a great base if you are having a staycation - or working !
Weak wifi ... but that is just rural Ireland.
The good news is that reception with 3.ie is good - so can hotspot to your phone.
Touring rural Ireland .... wifi & showers are two things that are often dodgy. The showers here are 10/10 !!!
I recommend & would def stay again.

Be careful.

Paper thin walls, your stay is in the hands of how courteous other residents are. You can hear the TV, and toilet habits of other guests.

Avoid At All Cost

I would not recommend staying here. From the moment we arrived, the hostess, Phyll, was unwelcoming and rude. We had booked and paid for two nights and stayed the first night without issue. The following morning, however, she burst into the room roaring and shouting at us to leave immediately because she claimed she had other guests arriving, despite our booking clearly being for two nights. When I confronted her later by phone, she suddenly claimed the other booking had been “cancelled” and told us we could return. We went back and stayed the second night, but the following morning at 10:30am she was again knocking loudly on the door and screaming that it was “11am” and that we had to vacate the room immediately.
The room itself was very disappointing. There was no proper heating in the bedroom, only a small plug-in heater that smelled like burning. The walls were paper thin, the owner’s dog barked throughout the night, and the beds were uncomfortable with stained bedsheets.
Breakfast was advertised as included, but in the morning we were told there was none available because no shopping had been done and that we should go elsewhere.
There were also excessive rules and restrictions. Guests were told not to wear shoes past the front door, not to talk after 10pm, and even not to shower late at night. Although there is a laundry room on the property, guests are not allowed use it, and requests for extra towels were refused.
Overall, this was a very uncomfortable and stressful stay with poor hospitality and customer service.

There are better B and Bs.

I wish this review was going to be better. I booked days in advance for one night for my daughter and I. I spoke to the owner three times over the phone. Yet when we arrived, we rang the door 5 times with no response. Eventually she opened the door and shouted 'do you have a booking', yes we do we replied..'.what name '? I gave the name, she said 'are you sure?' Then directed us to the other front door. Another 5 minutes later she opened that one. 'Are you sure you booked with me ? 'Yes, i gave you my credit card no etc. Honestly. She then asked us to sign in and said to us 'you opted for no breakfast.' I explained that we would like breakfast because we had more time the following morning. Her response was 'too late, I would have to go shopping'.
At this stage we were thinking does she really want our business? Showed us the kitchen and then our room (no 4) and said 'you will be gone by 12?'. I explained we would be gone by 10. The room was very hot. The duvet covers on both beds did not match. The beds were uncomfortable. There was one glass in the bathroom, not two. No hangers in the wardrobe and the towels were hard.
We paid 70 euro for this room. We could hear the tv in the other rooms and the people talking. I have never ever had this sort of welcome in a B and B in Ireland and it was beyond disappointing. Shocking way to treat people. Please go elsewhere.

Hoped for a good stay but was disappointed.

My family and I were here for three nights after Christmas. Unfortunately we were unable to get any restful sleep. The walls are paper thin which in of themselves may not have been an issue if the other guests were courteous which was not the case.
The landlord uses the B&B as an AirBnB and as such the people on their long term vacation used the place as if no one else was living in the building. They were extremely loud at all hours especially first thing in the morning. They had children who were up at all hours, running through the halls and entering people's rooms if you didn't lock yourself inside.
The location was great and close to Killaloe as we hoped, the breakfast was tasty however the paper thin walls accompanied by no real management would cause me to look for accommodations elsewhere as you should do yourself.
