The apartment itself has been renovated and is great. I would give it 5 stars if it wasnt for the ammenities. If I can offer a few suggestions,
Firstly you need a proper bar fridge in the room not the wall book that holds 1 bottle of small water.
The ammenities feel very stingy and each room needs at least, a kettle, tea, coffe, 2 cups a spoon and a bottle opener.
If your servicing the room and you dont provide cups nor a fridge for guests to buy their own water, drinks and snacks, then you need to provide 1 bottle or water per guest per day.
The aircon should not be locked and the guests should be able to adjust the tempratire or turn up and down the fan and the air con shuts off for a few hours overnight.
When 4 people are checking in it would be gracious to have someone there to assist as the parking was limitied, confusing and as there is no lift we had to carry 30kg's up 3 flights of stairs.
I do understand there is a common area at the bottom with coffee but as an apartment no one wants to get up and walk all the way down to make a coffee in the morning. It's a lovely place it's sad that the amenities are very limited and dont provide a good expereince for basic things.

THE PERFECT LOCATION
The perfect place to visit Modena. The center is 10mn walk (the museum building 5mn) but outside the ZTL. The rooms are very nice, clean and modern, with a very nice bathroom and a fabulous shower. It has, which is very important to me, a small parking lot in the inner courtyard. A safe is also available. All accesses are very convenient, explained by email in a perfect way. Highly recommended, if I return to Modena (and it will happen, it is a beautiful city) I will definitely stay here again

Great location in Modena and a nice neighborhood. It's self check in but the staff was very responsive through WhatsApp. It rained one day so we greatly appreciate the umbrellas for borrow. We visited in the Fall and it was a bit chilly out. I don't know if it's a Modena thing or just the building - the AC doesn't turn on when the outside temperature is low. Yes we can open the windows but the mosquitoes came in. Also it would be nice to have lotion and one trash can in the bedroom area. Overall we enjoyed our stay!

Terrible. Had to leave.
It smells bad and the room looked like a prison cell. There is no onsite staff. No amount of economizing could be worth staying here.
