Beautiful building
But the bathroom was so small and cramped, so much so that there was no space for a sink in it, and it was in the bedroom.
There is no one on duty in the building, and you have to go next door to see the manager.

Oh my....
The view from our room was not great... looking over at the funeral parlour, parking area and delapitated gardens of residents. The room was clean and the linens of good quality. The room was hot though. The bathroom was tiny.
The sleep quality very low... noisy music from a neighbouring bar late at night, cars and motorbikes up and down the street all night and the worst— a local shop waking us up very early in the morning (6:30) with loud music!!
The breakfast room was very small. It feels like the people from group bookings take over with very little privacy for couples and single guests.
The breakfast quality is poor.... but the worst was when we were shown were the kitchen was, the pans and eggs... to cook our own breakfast! According to us, a three star guest house is not a self catering unit!
So, to summarise... I cannot recommend this guest house... although the rooms are not too bad.

Beautiful stay
The rooms are well. furnished with gorgeous wooden floors. There are full size fridges in the rooms tea and coffee TV and even hairdryers are provided.
There is access to the communal verandah with fantastic views
Breakfast was amazing and Johann is an informative host. We will definitely be returning

Wrong location
BUT, there are no wardrobes or dressing table/desk, and the spotlight shining on the window from outside is so bright, that the room is just too light during the night. The unsavoury characters from the homeless shelter right across the road doesn't bode well for Sandstone I'm afraid, so not a great location. The windows should have shade netting so that you can see the view, without the unsavoury characters being able to see into your room. Bathroom tiny
