Extremely friendly hostess in top location

The B&B is in a prime location for exploring the city centre as well as trendy Ponsonby Road with good eateries and scene hotspots
Sandra was an excellent hostess, presented us every morning with a fantastic breakfast and was always helpful with tips on For locations and trips in the Auckland region
The room had a balcony overlooking the Skytower and was extremely well equipped.

A more New Zealand experience

Perfect for what we wanted, a more kiwi experience rather than staying in a generic international hotel. This place is lovely, has near pristine rooms and great architecture. It's a short walk to excellent restaurants and bars nearby that are full of locals in the attractive and hip Ponsonby neighborhood. The walk to downtown is longer but easily doable -- we did it four times -- including the waterfront and art museum (don't miss the Moari portraits). The host was friendly and helpful with useful advice. We will recommend this excellent B&B to others.

A fantastic home base in Auckland.

My wife and I stayed at 38 Franklin for 3 nights prior to boarding a cruise. The hosts, Sandra and Doug, are absolutely delightful. The breakfast is delicious and healthy. The room was well appointed with a dream inspiring bed. Our room enjoyed a balcony with a view of downtown. The location is a 25 minute walk to the CBD, and just 5 minutes from Pomsonby Street which has trendy restaurants and shops. I highly recommend 38 Franklin as a home base in Auckland.

Wonderful

Great place to stay. Elegant. Great hosts. Archie is a real treat. Beautiful views from balcony great neighborhood.Easy walk to city center. Great dining close by. Perfect. Beautiful neighborhood. Would highly recommend. Can't really say enough .

Simply the BEST!

The perfect luxurious accommodation in Auckland!
If you are not a fan of large hotels, and prefer a unique experience, you will do no better than Franklin 38. The house is exceptionally beautiful, with incredibly spacious guest suites. The hosts are lovely, and completely unobtrusive, and dedicated to ensuring you have a wonderful stay. You can easily walk just about anywhere from this location. Could not recommend more highly!
