I would stay here again and would recommend it to others. It was very clean, comfortable, and the location is good.
Only the communication let it down with no sign of any human beings for check in or check out, and no advice pre-check in.
Overall, still a very pleasant stay, just make sure you're not in a rush at check in time!

Did the job

Went over for a concert in Edinburgh, bus stop 100yds away from door. Very friendly son of owner couldn’t done enough for us.
It’s self check in and out.
We had the highest room up 3 flights of stairs. Room was very dated and small. Tea making facilities in the room. Small Television on wall. It’s a bed a room with a bed nothing fancy. Did the job

Our room was clean and nicely decorated, the check in was well organised and friendly, it is a 10-15 minute bus ride away from the city centre, neighbourhood is quiet, nearby to shops and some good cafes. Definitely worth revisiting.

Average but nothing special for the price

Average guest house, self-entry with key code and room keys in an envelope inside. So didn't see anyone from the property throughout our stay. Would have been nice to at least have them say hello or check in on us. Some things in the room a little bit poorly maintained, e.g. a curtain missing, bed a little wobbly and noisy. Shower pressure was quite low and not able to lock the bathroom door without taking the key in with you. Overall fine but nothing special, especially at Edinburgh prices.
