Had a nice stay
We were kindly received and everything was explained well and clearly.
The only downside was maybe that we had to go past our sleeping child to the bathroom but our child sleeps well through it. The layout simply could not be otherwise. In addition, we were on a pretty noisy road but between 22:00 and 06:00 hardly any traffic.
We have after the fine fine breakfast still played a self-taken game at the table in the garden, very nice garden with animals!
I think the rules that exist are only normal (don't cause a nuisance to the neighbors and stay out of the private garden).

Weekend near Kortrijk
For many years Booking allows me to travel as I like. G booked here a 9.2/10 , taken back as Fabulous near one of my clients ... I never look at the expense , I like the comfort , here We reach the sleep of the fabulous ...check in forbidden after 7pm , arrived at 8pm having taken care to notify the owners in advance I was lucky to receive my keys , the host being convinced that I would not come again ... , on site the exteriors are clean to the photos , everything is there the beautiful plants of the garden , the beautiful fence , the beautiful Tesla on the parking lot , the beautiful electric charger , the beautiful blue lamps . the beautiful gravel the beautiful pool House ... a real package . except that we do not sleep outside ! As soon as we walk through the door we enter two hospital rooms filled with beds without a table or chair or armchair. , no sofa , not even a carpet , bare walls without any Deco or frames , not a book , not plates or cutlery , not even a magazine , not even a plant or a card game , not even a small fridge with a bottle of water , just a bedside table with a Space Age lamp , no little attention for the client , at 300€ a night we wonder about the intentions of the pleasure of offering service . On the ad I had booked a 45m2 3 bedrooms for my two little ones and my teenage daughter. I find myself in a 35m2 with 4 bunk beds ... a good factory with dormitory client. I dressed my children and went to sleep in a 4-star hotel renowned in Newport for... 280€ Nespresso coffee in room , breakfast included! With all the comfort and service of a place that loves its guests. Does my comment strike you? Me too! I've never been so badly received

Extremely bad service
I am writing this review regarding my booking for an overnight stay in this accommodation. We could not arrive at the check-in times mentioned in the description. I informed the owner beforehand and on the day of arrival that we could arrive at 22:00. In reply we only got a message again stating the check in times of the accommodation. When we arrived in De Panne, we tried to reach the owner, both by phone and by message. Unfortunately, we did not receive an answer. It was 22:00 and we were left without accommodation. The owner knew that we were coming later and actively decided to ignore it. And he still charged the full price.
Yes, he has the right to state the rules. But i wouldn’t call that customer friendly.
To anyone who considers booking a stay at this accommodation: Check-in outside the stated times is ABSOLUTELY impossible. I am used to it never being a problem if you arrive some time later than the check-in times, if you inform the owner beforehand. And the fact that no one is available and nobody is answering calls past the check-in times is totally unacceptable. We were coming from Germany. Many things can happen on the way. What if there is an accident and a traffic jam on the way? We were left without a place to stay and had to find a replacement quickly.
This should be taken into account by anyone considering booking with this accommodation. And seeing some of the other reviews I am apparently not the only one who had this problem.

Bad faith all the way
We could have spent a nice weekend in this establishment but that was without taking into account the haughty and odious character of the owner who took himself in high esteem... we pay for a rental we respect the instructions but the owner must respect his tenants and not treat them like cattle... our appointment was from 4 p.m., we were there rather, mr had seen us but made 2 ladies who had arrived after us pass and made us wait for 45 minutes on the sidewalk in giving us lame excuses.
Then he started to make fun of us for everything... not everyone listened to his instructions... I was there to listen and give information to the group... I'm calm at first, I don't pay attention to his thoughts but little by little, it becomes complicated, he goes beyond the limits. We get "yelled" for a door that doesn't close if we don't slam it and if we slam it again.
Talking in the rooms: male voices and he arrives to reprimand again... he is told that his rooms are not soundproof... it is his wife who arrives like a fury, screaming and threatening to call the police !!!!
Reproached for being in a group of 7 people when he rents rooms for at least 7 people and he knew full well that we would be a room for 5 people, one for 2 and others booked for 5 adults, which makes 12 adults (well-behaved, I quote)
The rooms: (the ones we had)
2 people: no soundproofing, we hear everything that passes on the stairs and on the street. No privacy, the shower opens directly into the bedroom.
5 people: rooms built into each other, you have to cross a room to get to the bathroom, no key on the door, 2 toothglasses for 5 people, not soundproof, you can hear everything that happens in the bathroom and I'm not talking about the smells...
Breakfast: a little bit of everything! (You don't have to be picky) Apart from the egg cooked directly, the rest is not of good quality, the bread and pastries were certainly from the day before.
We are in a B&B I understand... "we sleep, we eat and we leave", that's the concept... no group... but then, why provide a fridge with what you need a little aperitif and a nice table on the terrace where you can sit as long as you don't make any noise after 10 p.m.... (I should point out that we arrived at 4:45 p.m. so it's around 8 p.m.) and then come and complain and look down on people and treat them like small fry, nothing more, nothing less.
I continue to tell this gentleman that he received us badly and that it is a shame for a merchant of his caliber... I am in no way the type to make such remarks... I have lots d opinions on Google and other sites, but it was necessary.
To top it off, no card payment and you must have exact change because mr does not provide €50 notes
I expect a masterful response since this dear gentleman has always had the answer to everything.

Reservation cancelled with no warning
I booked a two night stay at the B&B back in November 2022 directly with the B&B. I was due to stay in August 2023. On 12th June 2023, I emailed to ask whether we would be able to use the parking facility early and that we would see them soon. The following day, I had a reply saying that my credit card number had not worked, that the room was cancelled and that it had been taken by someone else. I then telephoned immediately to enquire, and was given no solution. This is dreadful service from an independent B&B that otherwise looks excellent. We are now left in a position where we have had to find alternative accommodation, at more expense and less convenience to our needs. In future, if credit card details to do not work, it would be helpful to have a telephone call or email advising this. I do not dispute that this B&B looks lovely, but cancelling reservations that were booked 8 months ago just 6 weeks before the stay is appalling service.
