Perfect Paris boutique hotel
Never having been in Paris, we were dependent solely on reviews. Hotel Edouard was a modern room in an old Paris building and very clean. The 175 sq ft room was adequate for our stay with a new bathroom. Housekeeping was daily and a person available 24/7 at the front desk. The breakfast buffet was reasonable and very good. There were many cafe/restaurants within the block and very accessible. There seemed to be lots of public transportation options at the doorstep, however we were not that adventurous for our first visit and only used taxis and uber.

Great air conditioning!
Grateful for the very good air conditioning in my room during the heat wave.
Location is okay - fairly convenient due to nearby Metro and walkable to some sites. My preference is to be closer to the river, the 5th Arrondissement, and le Marais. Area right around the nearby Gare Montparnasse felt a bit seedy. Things improve as you walk away from the Gare and north towards the river.
Room was pretty tight, but felt clean and sufficient for one person not spending much time in the room. Happy to have a mini refrigerator for cold drinks in the heat wave. TV was small (20-24 in?) but sufficient in this size room. Room was surprisingly quiet given it is a small hotel and adjacent to cafes, perhaps helped that I faced the back/poor view. Hotel has an elevator, though very small which seems to be fairly common in central Paris.
Reception staff were very nice and responsive to requests.
In all, a fair stay, but think I would look for a different location on future trips.

Nice hotel in amazing location.
Very nice hotel in great location. Nicely decorated lobby and rooms. Kinda funky but we like that. Good sized room, very clean, with a great city view. Wonderful neighborhood with many fantastic restaraunts nearby. Metro station right outside the front door, and a short walk to the train station.

Good location
The hotel is in a good location, but the weather (too hot, a heat wave ) and the construction work in the building next door... good decision...

I will return.
We had a great time. The hotel is convenient for reaching transportation and surrounded by nice but not noisy places. It was clean as it should be, and the room had a decent size. The staff was truly very kind and very cooperative.
