OASIS OF PEACE SURROUNDED BY GREENERNESS
An oasis of peace surrounded by greenery, a fairytale place to feel good about yourself and regenerate.
The hospitality of Mr. Romualdo is..... from other times.
The swimming pool in the middle of the woods had birdsong in the background and I was enchanted to watch the squirrels chasing each other on the trees.
Cute and comfortable room, in the bathroom there was even a hot tub!
All I can say is she's amazing!

We're not here.
I'm sorry but I can't give more than one star. We spent two nights at this family-run property. Upon our arrival instead of the apartment we had paid for, we were escorted to a cramped room consisting of bedroom and bathroom. I pointed out that there had been an error and I was told that the apartment was now occupied, probably by mistake of theirs (note that at check in we were not even asked for documents). I ask for a refund, and I am told that we would talk about it the next day. After settling in the room, we notice that in the bathroom there was a dispenser with few shampoo leftovers and mostly broken, at which point I had to go out looking for someone who could give me some toiletries (the structure does not have a reception and you literally have to look for someone). After having managed to get basic things like shampoo and bubble bath to wash, I return to the room where the powder lodges and where you barely move. Fortunately we spent very little time there. The next day, we are offered a mini apartment instead of reimbursement, we accept, to have a little extra living space for the next evening. Before going out, we are offered breakfast which is held inside the villa, in the dining room of the owners. We notice a unique table, where there are both clean and dirty dishes. There are only packaged snacks, and coffee and milk from mocha and jug are served probably last cleaned 5 years ago. We return in the evening and settle in the new apartment, where there is a strong smell of smoke mixed with mold and where in the bathroom, there is no living space to sit on the toilet and bidet, because squished close to the shower. As in the previous bathroom, there is no space to place objects and towels. Everywhere dust and dying insects, so much so that everything becomes infuriating. The bed is in front of a kitchenette that even if you want to use it, is lacking sufficient dishes. Towels and linen do not smell fresh and clean at all. I am bitter, because it seems to me that there is not the slightest attention to maintaining basic standards of cleanliness and the basic needs of guests.

Decadent
There's a lot of cloth but badly sewn. I would have given only one point but logistically the place is perfect. The strengths of this place are essentially environmental. The location is located in a strategically interesting and naturalistically very very beautiful but as far as everything is human factor / services we are well below the sufficiency. Spartan rooms without bedside tables and lamps, beds without mattress toppers, ramshackle furnishings and a bit 'as it comes. Not a trash can or an envelope to try to throw out the trash in an orderly way. Breakfast embarrassing to say the least. Poor and packaged. Managers are kind but this is not enough to raise the score. Definitely cheap but I would also pay double if there were the slightest attention to the customer

Terrible and disappointing
I was meant to stay on business and believed that the charming description was true. The view from the remote location is beautiful but that's good for a picnic. This review is about accommodation not the look at the scenery outside.
The accommodation is ancient and needs maintenance. Arriving in the evening there was nobody there and had to call mobile number for someone to receive us. One look at the rustic room and we chose not to step in. I chose to lose money rather than stay here. I was told this was the only place with bookings at the time. It's not surprising why there was availability here and nowhere else.

Fabulous spot to stay!!
Villa Gioia is at the top of a hill with great views overlooking the town of Fabriano. It is in wine country and is an old country house - a classic. The place is run by a lovely family that is happy to share their beautiful part of the world with visitors. It can get hot here in the summer, and they have a nice pool to cool off in. Although the days were hot, it really cools down up on the hill where the villa is located - you even need blankets at night (this is a good thing)! The room we had was large, with kitchen facilities. Breakfast choices were limited to sweets, but you have kitchen facilities, so no worries. We only stayed one night, but this would be a great place to stay for several nights and explore the nearby towns and wineries. In fact, just driving around we found a restaurant named "Le Colle del sol" that was spectacular. Don't miss this!! We would definitely stay here again!
