Be Adventurous

We're hotel people, but we tried this space I call a guest house because of its proximity to the conference hotel. The hosts were wonderful and the space was beautiful. Each day we walked in a different direction and found restaurants with good food and excellent service. The location is convenient to a main street with nice shopping. I didn't need anything but couldn't leave Rome without an item from the Glove Shop. I would definitely stay in this guest house again.

new experience

This was by far the worst experience I’ve had booking a place to stay. The photos shown online were not the actual apartment looked nothing like what was advertised. The entrance was dark and frightening, the building felt unsafe, and the apartment itself was a room inside apartment, elevator is not working, and the room is on 4th floor so you have to hold the luggage to 4th floor.
Worse, I felt unsafe and uncomfortable staying there, and the place is absolutely not trustworthy when it comes to handling money or personal safety. This is not a place I would recommend to anyone specially for families.

2 STAR SUITE AT MOST

This suite sounds luxurious however it is nothing like the photos pictured online. Those who intend on booking this suite, please DO NOT!
The rooms are modern looking but here’s the summary of the room and their facilities:
1. The bathroom
-Absolutely filthy. Toilet had pee and poo stains
- Hair on the floor that had not been cleaned out
2. The bed
- Had hair on the sheets from the day we started staying there
3. The coffee machine and kettle
- Had not been cleaned out in ages
- Limescale build up was visible
- Boiled water was cloudy
4. Accessibility
- Train station is located 20 minutes away by foot
- The lift in the building is old, small and stops with a loud bang
- Building and all room doors are accessed via a website (smart lock system), keyless.
5. Sudden cancellation of booking
This suite was booked via booking.com and suddenly on our last night of stay Booking.com advised us our room had been cancelled by the property due to “Invalid card”.
This is a tactic used by the owner of the suite, Giorgio Alemanno to scam people into paying more as we had paid the full amount right from the start.
This is also a tactic used by the owner to stop people from giving bad reviews on this 2 star suite.
6. Never met the owner of the ‘suite’
- We only saw the cleaners every day and never met the owner of the suite, Giorgio Alemanno
7. Walls are paper thin
- Stayed in this place for 3 nights and every single day between 12am to 5am someone was shouting, banging on the front door loudly and ringing the doorbell several times leading to sleep deprivation for us.
8. If you intend staying there, do bring your own soap and do not use the cake soap supplied. Bring a scouring pad and detergent to wash the kettle, coffee machine and toilet seat.
9. There are many better hotels around the area if you need to stay there. This is a 2 star property and not 4 as stated on booking.com

BEWARE THIS HOTEL -- THEY PLAY GAMES WITH YOUR RESERVATION

Booked and confirmed June 5 2023 for October 2023, 4 nights. Attempted to contact directly through Booking.com several times throughout summer and got no response, ever -- by phone or email or through Booking.com. Charged my CC for total cost of about $1300 (US) 2 days before arrival. Enroute from USA, received message on day of arrival that reservation was cancelled. Did not text or leave voice mail, instead emailed. Short layover in Paris before boarding for Rome and did not see the cancellation. Arrive in Rome with no place to stay. Hotel told me it was flooded bathroom. Booking.com said it was due to "overbooking." I seriously doubt that they assigned one, and only one, room to us going back to June 5. Moreover, when I checked their listed rates for our dates after arriving in Rome, the dates were exorbitant -- in the thousands of dollars. This is all very suspicious and their handling of this issue -- including no effort to find us another accommodation -- suggests inefficiency at best, dishonesty at worst. I recommend finding another reasonable hotel nearby, and there are many. We lucked out in finding one after arrival, it is charming, and the cost is comparable to what we had been charged by Lifestyle Veneto Suite. They knew we were coming from U.S. This is all completely inexcusable and it could well happen to others. Perhaps they retained higher paying customers, perhaps they overbooked, perhaps the bathroom flooded . . .but no explanation was given as to why we, having booked many months in advance, were cancelled without notice.

Left our stay several days early. The fixtures in the bathroom were falling out of the wall, the AC was not working and the shower barley had water coming out of it. When contacting the host about these issues he sent over a maintenance person who saw no issues with anything and did not offer any solutions
