Good accommodation in Tulum
Family-run accommodation with spacious, well-equipped rooms to ensure a pleasant stay.
It is located in a residential area with dirt roads; we found them to be full of puddles, making it difficult walking. The municipality should address this unpleasant situation for both the owners and guests.
The owners are very kind and available to provide any useful information for your stay.
Breakfast is served starting at 9:00 AM, which is a bit late; we recommend having breakfast earlier, at least at 8:00 AM. We also suggest serving it fast, as guests often want to make the most of their time.
Overall, it was a good experience, although there is room for improvement.

Staying here completely elevated our experience in Tulum. The hosts are incredibly kind and welcoming—you can truly feel the love throughout the property and see it in every detail. I actually turned into a coffee lover after staying here because they serve the best coffee! Their breakfast, which is included with your stay, is made fresh every morning using organic ingredients.
Our rooms were always well-stocked and spotless—the housekeeper did an amazing job. I’m very particular about cleanliness and had zero complaints. Another huge plus is how responsive the hosts are; whenever we needed something, we never waited more than 10 minutes to hear back or get help.
This was one of our favorite stays and trips ever—100% recommend.
Lastly, the location is perfect. You’re just a 5-minute walk from La Veleta for a more local vibe, and about 8 minutes from the hotel strip, where you’ll find upscale restaurants and clubs.

There's no better place to stay in Tulum
There is no better place to stay in Tulum! Casa Kobaab is pure magic, attended by its owners Roxy and Ramon, who are in every detail for what you need, always good vibes and predisposed to help or advise you in whatever. The place is unique, the decor is amazing, the rooms super spacious and complete, with special mention to the comfort of (smart) mattresses. The quiet of the hotel went beyond our expectations, it was a place where we completely disconnected. Although, if you wish, it has a coworking space (studio) with a super high speed internet (point of note in Tulum) where if you do not find inspiration is because you do not want, the decoration and musical instruments make this space almost a recording studio. We will definitely come back!

Roxy and Ramon are excellent hosts! My wife and I stayed for a week at their beautiful place for our honeymoon. They made it special for us, gave us ideas on local restaurants and also cooked up delicious breakfast! We didn’t want to leave, and the best part was the place itself. Our room was the Lapiz Lazuli suite with its own pool. It was spacious, clean and private. The location was perfect as you are a short distance from local eatery and boutique stores. Thank you again for a beautiful time in Tulum! -Kim & James

Beautiful stay!
We had a beautiful stay at Casa Kobaab. Roxy and Ramon were amazing hosts, very accommodating with our dietary requirements and gave great advice about Tulum and different activities and must see locations! We had a relaxing stay. The accommodation was clean and tidy. It was a lovely escape and the location is ideal to get to places around Tulum. We would highly recommend!
