Stay here.
TLDR:

Now: the longer version
There are a lot of reasons we stay exclusively here when we do our outings to Astoria. The Atmosphere is incredible, the room we usually snag is cozy and has an incredible view and the place is always tidy and welcoming.
But, I want to talk about our last trip. I scheduled a outing for us during my "I decided to go back to grad school in my 40s and everything is exhausting" break, so I could be reminded that life exists outside of a text book. A side effect of doing that, as it turns out, is that I booked us a day off from when we actually arrived.
We showed up on a friday, late, after driving all day - I was pretty exhausted. Couldn't figure out why we didn't have the usual text letting us know the door code, until I found our reservation and realized: we'd booked saturday/sunday...not friday/saturday.
Panicked, I called the number posted and left a message asking if we could shift our reservation or if there was a room available for that night. Sure, there were other hotel options, but we do have a favorite. One of the staff members, who works after hours and weekends (I'm so sorry I've forgotten her name, but she was incredible) was able to contact us back, recognized that I was tired and a little panicked (and generally feeling like an idiot) and worked with us directly to book the available room and chatted with the owner on our behalf.
Our extra night was refunded without an issue, we were able to move from the basement room (which is really cool, especially if you have kids, its very much a suite) to our favorite attic room the next night.
Our trip saved, and we really couldn't have done it as easily without the help of the staff. She went truly above and beyond for us, even navigating technical difficulties and user error (on my part).
This place is amazing and they really take care of their guests. Also: the view, the ambiance, the cleanliness. All grade A.

Don't trust your reservation
Understand that this is a house built in 1900 so it is drafty and creaky. Difficult to sleep in if the person above you is walking around do to the creaky floors. We were staying for the festival of dark arts and decided to rebook agin for next year because it was a decent price. After booking for next year we were contacted saying the room we had booked was not available and we would need to cancel. I was told they had other rooms that I could rebook. When I did this I realized they had just forgotten to raise prices for next year's festival and wanted me to cancel so they could raise prices. I'm fine with charging more for high traffic weekends but this was their mistake and they would not honor the original price. Frustrating to think you have a reservation only to have it canceled on you. Will not be returning to this property. Lack of integrity and condition of the property are not worth the discount.

Awful, stay away!
Zero refund of our $970 for the week after we left the first morning not even showering. Climb to attic to see dust ruffle spilling out onto floor, smoke alarm taped up with Saran wrap, mattress pad too small for bed, but the clencher was our anticipated, as advertised gorgeous view of the Columbia. Sit in a grubby upholstered chair with the springs pushing up into your butt, to look out a window that does not open and gaze upon the back of some buildings, a homeless encampment to glimpse a partial view of the river. NOPE We would have been less disgusted had our host simply refunded a portion of our stay so that we would have had funds to find a place we could be happy. It was our first visit from NY to Astoria, we ended up beat feeting out of town.

Lack of response
I've been here before, so I was surprised by the lack of communication from the owner, which makes me think is this a new owner from the previous year? I accidentally left my phone charger in the room and texted the owner. She replied I could stop by and get it - which is unrealistic as I live two hours away. I offered to pay the postage, but she failed to respond. Very disappointing - I go to Astoria twice a year and won't be staying here again. I don't understand the lack of response. Note that I give 98% 5-star reviews of the hundreds I have written. Not this time.

Old-fashioned charm
I absolutely loved this hotel and wish we could have stayed longer than one night! We booked the attic room, and it gave total grandma vibes in the best way. Lacy curtains and tablecloths, turquoise carpeting flowered comforter, the free-standing bathtub. Even a stained glass along the stairwell leading up which is identical to my own grandmother's old house. It was so cozy, the bed and giant lounger sofa were insanely comfortable, the chairs looking out the window toward the water were so nice for morning coffee, and I really enjoyed having a glass of wine in the bathtub at night.
Downstairs is equally old-fashioned and great. No check-in desk, just a keypad. We had no issues with parking on the street across from the hotel. And location is right by the Pigeon Steps and only a few blocks away from plenty of restaurants, bars, shops, and the water. So cute.
