This place is highly underrated!
We had an incredible stay at the The Colonial Inn. From start to finish, the hospitality was truly unmatched, with a level of warmth and welcoming energy that made us feel right at home. Jonathan in particular went above and beyond throughout our stay, and Zeke was fantastic as well; his drink recommendations and food suggestions were spot on every time.
The rooms were beautifully appointed, spotless, and very comfortable, making it easy to relax and unwind after a full day.
We also enjoyed time at the Georgetown Cafe and King’s Court Tavern & Wine Bar, and were genuinely impressed by how delicious everything was. For a pre-concert evening snack, we had the chicken tenders and fries along with the baked brie and toast points. Everything was flavorful and far exceeded expectations.
Breakfast the next morning was equally enjoyable and well above average. The pancakes were especially good, and the farmer’s omelet was hearty and perfectly prepared.
Overall, this stay stood out for its combination of exceptional service, great food, and inviting atmosphere. We would absolutely return and highly recommend it.

Paid $300 for a room without a functioning bathroom
I’ve stayed at this hotel before and previously had a good experience, which made this stay especially disappointing.
My friend and I recently stayed here. After only being in the room for about 15 minutes we realized the toilet would not flush. I tried calling the front desk multiple times with no answer and eventually had to go down to the bar area to ask for help.
A staff member came up to fix it and instead of suggesting they move us to another room, the staff members suggested “we just need to hold the handle down”. However, that did not work and the toilet still did not flush overnight upon using it. The next morning, another staff member, Jonathan, who was very kind, attempted a repair and confirmed the toilet wasn’t functioning properly and would need further work.
Because there was no working bathroom in our room, we felt we had no choice but to leave the hotel as soon as we woke up which was much earlier than planned and were unable to use the breakfast benefit as a result.
I paid $300 for the night, and given the circumstances, it did not feel like an acceptable value. I’ve reached out to the hotel multiple times (called twice, emailed 3 times) to resolve this privately but have not received a response, which is disappointing.
I hope management addresses both the maintenance issue and the lack of follow-up with guests.

Horrible owner
Beware!! Location is great, breakfast was good. Booked for 3 nights and only stayed 2. Owner is horrible. Booked a queen room with a fireplace on booking.com. Check in is 2pm, arrived @ 4:30 room wasn’t ready until 5- not a big deal had a drink at the bar. Get into room and it’s a double bed in a room soooo small you could hardly turn around and a connecting door basically at the foot of the bed. Speak to the man who checked us in, who is also the bartender. I show him our reservation with the description of the room. We have to wait for the owner until 6:30 @7:15 we are told he spoke to the nephew and gives us the right room. The next morning at breakfast the waiter (who was very nice) states he has to talk to us. We can stay in our room for another night but have to move to another room for the last night. We have to wait until 7 pm to speak with owner. He tells us the room we are in is booked for our last night. We show him our reservation , he doesn’t care.. He booked the room we reserved for more money on their website. He told us he is a business man and that’s business. Yelled at us “GET THE HELL OUT, I CAN CALL THE COPS!” His son came over and spoke reasonably. We asked for a refund for the last night and we will check out a day early.

Terrible experience
This hotel is marketed as a quaint historic B&B, but it is actually a series of rooms above a cafe and bar (owned by the same person); there's no lobby or front desk; and the rooms are small and shabby. My husband and I came to Leesburg for a funeral this past weekend and booked room #6 (the "George Washington" room) for 2 nights, October 31st and November 1st. We were not warned that the bar downstairs would be hosting a Halloween rager with an electronica DJ until 2 am, literally right under our bed. Our room was shaking with the reverberations of the subwoofer until 2 am. We had ear plugs and put pillows over our heads, but there was truly no way to sleep. I honestly don't understand how a person could in good conscience charge over $250 a night for a hotel room with those conditions. Needless to say, we left the next day and went to another hotel. I left a message for the owner with the cafe manager, requesting that he call me, but I haven't been contacted. The entire experience was incredibly frustrating.

Charming, clean, and great staff
The service is impeccable, truly helpful staff that go above and beyond. The inn and rooms are very clean and well portioned. The charm of historical architecture can't be beat. Location is right in the middle of the main street, surrounded by restaurants and shops.
