So accommodating and easy to work with.

Annie and her staff truly went out of their way to help my sisters and me (spread around the country) plan a nice get away for our uncle's wedding.
They were so nice to work with, and never made us feel as though we were trouble, and my uncles had a great time.

Annie IS the asset

My husband and I stayed for 2 nights at the Ledge House B&B over Labor Day to celebrate our anniversary and Annie made it very welcoming and enjoyable. Her breakfasts were delicious and her charming personality was very engaging. She keeps a very clean inn for what she has to work with. She was an encyclopedia of knowledge to the areas and knew short cuts and paths to get to places more efficiently.
Without Annie, we must say, the place would certainly not be inviting or the standard that we are accustomed to in staying at B&B’s. The Ledge House is very “tired” and run down, the landscaping in overgrown, major disrepair (the deck needed power washing, light fixtures missing). We noticed insects in our room and Annie said exterminators coming the day we were leaving.
We can imagine how gorgeous it can be in the Fall, but this B&B will not be on our priority.

Thank you for taking the time to praise Annie. She truly is wonderful. We agree that the landscaping needs to be improved. We are actively looking for someone to come and help us but its very difficult to find anyone currently. I'm willing to barter stays for gardeners. The wild takes over on the mountainside very quickly. The bees are preparing to winter over and the day you came apparently we had a swarm. This isn't typical but I'm sure it was not pleasurable. We wish you all the best.

Very Welcoming Home

We spent 2 nights at The Ledge House B&B in mid-May and had a wonderful stay. Annie was the perfect hostess, and her breakfasts were amazing. She welcomed us into her home, and we quickly felt like we were part of her family. She was able to keep the Inn immaculate and take care of a full house of guests seemingly effortlessly. We thoroughly enjoyed her stories and spending time at breakfast with her other guests. Harpers Ferry is rich in history and has retained its quaint feel. We look forward to returning in the near future.

Annie is wonderful/House Needs Work

My husband and I want to thank Annie for being such a wonderful innkeeper. She made us feel very much at home and her breakfasts were awesome. The house is very clean, and she went out of her way to accommodate us when we asked to get started early. Many kudos to Annie. Thank you so much kind attention to our needs and we certainly enjoyed her friendliness and attention to detail. She is gregarious and is skilled in the management of guests and breakfast preparation.
Now, on the other hand I address this to the owners of Ledge House. As much as the interior of the house is lovely, the exterior is need of a significant work. The gardens are overgrown, and the wooden porches and decks are in need of repair with a good power washing. The chairs and seating on the exterior are covered with moss and other detritus.
For us as B&B people, this house does not meet the standards that we look for. The property could be so much better if you would only maintain it. The parking situation is another item that is very off putting. There is not a safe way to park at your place given the very limited space in front of the garbage cans.
With more frequent attention to the exterior, the overall impression would be better. Inside, there are a few small items that should be taken care of including peeling wallpaper, furniture that is missing some handles, and better attachment to the walls. There is no handrail on the living room side of the main staircase which is a hazard. While we were there an older gentleman slipped on the bottom step. Luckily, he was not injured, but it could have been worse. The entire interior could stand a good cleaning of walls, closets and under beds.
As for a return trip, that is a tough question. Annie is wonderful but needs to be dedicated to the meals and client service, while the general condition of the property is slowly falling apart. This clearly is not part of her job description.

Wonderful Getaway - Amazing Hospitality!

My wife and I were traveling to Northern Virginia for a wedding and had an extra night to spend in Harper's Ferry. The room was beautiful, walking out on the deck the scenery was breathtaking - the hospitality was amazing! Annie offered some wonderful suggestions of places to eat, things to do and see. We simply can't say enough about the accommodations and the hospitality! When back in the area, we would definitely stay here again!
