Pure Bliss and Incredible Service
After spending six nights at Kayaam House, I was so glad I chose it for a beach vacation. The hotel offers total relaxation with limited rooms, a superior pool, and literally miles of beautiful, deserted beach. The food was also top notch and made me look forward to trying different items on the menu. Breakfast, lunch, and dinner... I was never disappointed. The quality of the spa offerings were also high-end.
But what really impressed me with was the level of service the hotel offered. The entire staff seemed not only eager to accommodate your every need, but they genuinely seemed to enjoy having you there. While admittedly there's not much near the hotel, the hotel was more than glad to book nearby excursions or arrange transportation into town. But quite frankly, once there, I didn't want to leave.
While the entire staff was incredibly helpful, friendly and professional, Dammika and Dinesh did a fabulous job making sure any needs I had were well taken care of. In the restaurant, Chamitha, Ramash, Shehan, and Nuwan were a joy to interact with at every meal. All were incredibly impressive at what they do. And a special thanks goes to Dr. Warruni (sp?) for helping organize visits to the spa. They all contributed to a special stay that made me want to return to this beautiful part of Sri Lanka.

Relaxing beach stay but room for improvement
We have mixed feelings about our stay at Kayaam House near Tangalle. It’s a beautifully designed boutique property in a very peaceful setting, with jungle on one side and the ocean on the other, giving it a real sense of seclusion and tranquillity. The architecture and interiors are elegant and understated, and the pool and gardens are particularly lovely – it’s a great place to slow down and switch off. The beach is also stunning although, with the sea unsuitable for bathing due to the current, it’s there for a stroll rather than a swim.
The rooms thoughtfully designed, with an indoor-outdoor feel that suits the setting well. We found our room smaller than we’d enjoyed elsewhere in Sri Lanka which may explain why after we had booked, they had changed the name from Palm View Suite to Palm View Room. Nevertheless, it was perfectly comfortable for a short stay.
Service was friendly and well-intentioned, but we did find it a little hit and miss at times. Given that Kayaam House is part of the same wider group as Ceylon Tea Trails – where the service is truly world class – it felt like there was an opportunity to be a bit more polished and consistent here. We appreciate it’s a different, more relaxed concept, but there is still room for improvement. It may be that the number of new trainees is the explanation for this, but with no one visibly in charge and less robust service from the more established members of the team, it’s unfair to blame the new starters.
Similarly, while many of the reviews here are very positive about the food, we found it to be more average than expected as well as very expensive, and on a few occasions items were either unavailable from the menu or didn’t match the descriptions. It didn’t detract from the overall stay, but it didn’t quite match the standard we had experienced elsewhere in Sri Lanka. Other future guests may be happy to know that we had dinner one evening at a local restaurant called The Bungalow which was 5 minutes by tuktuk from the hotel and it was infinitely better than anything we had in the hotel restaurant and at a fraction of the cost.
Overall, Kayaam House is a peaceful boutique hotel in a beautiful setting. With a little more consistency in service and a stronger food offering, it could easily move from good to excellent.

Relaxing Beach Stay
We stayed for 10nights at the end of our trip to Sri Lanka.
During our trip we stayed at Ceylon Tea Trials & West Coast Tented Lodge, both part of the same group, both were amazing stays, so our expectations were high.
Kayaam Wellness is a very quiet property, situated on a very long and quiet beach. which was just what we wanted. Amazing views from our bedroom which overlooked the gardens and ocean. It actually felt like staying in an Art Gallery, there was lots of open space, although very rarely used by anyone.
We were disappointed when we arrived as there was building work going on next door at the adjacent property, which neither us or our Agent had been advised of.
We highlighted this to the Manager, Dinesh, who repeatedly spoke to the Owner/Builders and the noise did reduce.
Our Ocean view room was nice, but much smaller than other places we had stayed during our trip.
An outdoor bath was a nice touch but unusable as you could be seen taking a bath as the shutters were open.
There was a single wardrobe which was far too small with fitted clothes hangers which are so annoying, anyone paying to stay here aren’t going to take the clothes hangers!
More storage space would also be useful
We stayed on Half Board, the food was nice, but unfortunately the menu didn’t change
The waiting staff were very friendly but constantly checking if we were ok, this did become a bit frustrating. There was a lot of new and I would suggest inexperienced staff which caused meal times to sometimes become frustrating.
I would like to call out CHAMITHA who was excellent.
A pleasant stay but with a few changes could have been outstanding.

Dream holiday
Beautiful Hotel on the edge of a huge beach and very little traffic. A very attentive service, total serenity, everything to spend a few days of rest. A big thank you to the manager for his constant help and extreme kindness.

Individuality and peace
The hotel is new and located east of Tangelle on the southern tip of Sri Lanka right on a beautiful beach. Very tastefully built and furnished in modern colonial style.
It has only 9 rooms. In the middle of the complex a large pool with overflow basin.
The rooms are spacious and well equipped.
The concept of the restaurant is problematic. Since there are only a few guests, each dish has to be cooked individually and that takes time.
You should therefore order lunch or dinner with an hour's notice. Also you have to wait for breakfast, as there is no breakfast buffet but every order is brought to the table.
The quality of the kitchen is excellent and also the choice relatively wide.
Another small problem is the approach. Over 3 hours From Colombo Airport and the last three kilometers are difficult to pass as the road is littered with potholes.
Those who love individuality and tranquility will feel comfortable here.
