Had all I needed - I've paid more for less elsewhere
Off-road parking for 2 cars.
Good en suite - but small, but nicely tiled and everything worked (the shower flex was broken but not leaking).
Room is small - no room for table or chair - but as I was out all day, that was irrelevant.
Walls thin - I could hear voices next door, but they stopped before it became a nuisance (and this wasn't during the night, so I wasn't disturbed).
Very pleasant and helpful lady on reception. I was able to put things in the fridge which was a darned sight more useful than having tea facilities in the room.
10 minutes walk from Leytonstone tube. Plenty of places to eat there.
Not the most salubrious area, but you go carefully and watch out, as you would anywhere.
Absolutely a no-frills place, but it was just what I wanted, and I would definitely stay there again.

Basic but Clean
The gentleman on reception let me and my friend take our bikes into our rooms. Same for other cyclists staying which was very helpful.
Communal kitchen had tea, coffee and dining tables. A chippy opposite and grill down the road both good value
Happily stay there again but not somewhere I'd take the Mrs.
