Highly recommend
Great location, beautiful room, fantasic views. Room was a great size with a big comfortable bed and a bath and walk in shower. Rebecca, the host, was very friendly.

Reasonable apartment, ignored by host
I think this is the experience that pushes me to hotels. Communication with host was very poor. I updated the day before we arrived, no reply via booking.com. Using the information on booking, I what’s apped the host and didn’t get a reply. Found my way to apartment and it wasn’t clear where it was. Eventually found it but no information from host. So I called and she apologetically provided code to get in. I told her not to worry.
A lot of people haven’t been happy with the stairs. Not a problem for us but you’re going to struggle if you’ve got an injury or disability - or just out of shape - with heavy luggage.
The room was nice, one good sized room with en-suite bathroom, a nice large TV, which was welcome given the impending poor weather. The view out of two windows okay, but great out of the third overlooking the harbour. Nice touch that the host left a couple of complimentary beers and water for us. No tea or coffee with the kettle, as mentioned in ‘welcome’ message.
TV and Internet didn’t work and I messaged the host about this and that I wasn’t sure what the situation was with breakfast, as the reservation indicated that breakfast was included but I hadn’t received any information. I received a message in the early hours (230am) about vouchers left outside our room for breakfast for a cafe on the front but no acknowledgement about TV / Internet. The food at the cafe was quite good (very poor for vegans, a few options for vegetarians) but you only get one smaller dish and a drink - you have to pay the difference for a larger dish and a second drink. The views out across the promenade and water were lovely though.
There were a couple of other minor issues - like the creaking window covers - but I didn’t want to message the host again without getting a response to my tv/Internet query. Still nothing.
Noise and smell (pot) from locals / homeless downstairs wasn’t nice. The poor weather removed them on the last night.
Decent shower. No warm water on the final day. Nice rituals products for shampoo / conditioner/ hand wash.
The weather came in and we were forced back into the room. I reminded the host about the Internet and tv issues. Heard absolutely nothing back. If you were in a hotel this would be sorted. And, in my experience, a more dedicated host would have at least acknowledged my messages, even if they couldn’t fix them. I know she read them. Being ignored was just poor and certainly not of ‘luxury’ standard. I never heard anything else from the host since the first night despite my messages and that we were there for five days.
So, go for it if you want. You may get lucky. Or you may get ignored and abandoned. We didn’t get lucky and this experience will make us think twice about going with an apartment through booking.com over a hotel.
If there is a response to this review from the host, it’s moot. The standard ‘we’re sorry about your experience and we encourage you to contact us directly’ is irrelevant, pretentious, and for show because I tried to.

Beautiful rooftop views
The Belvedre is not your ordinary hotel. There are three rooms on the 4th floor we had the best, our window looked out on the promenade. Likely the best hotel room view in the city from the window. If you have one of the other rooms there is a communal deck one floor above. We walked to delicious breakfast at Hoba each morning with the provided vouchers. We took the 800 steps to the top of Marjan park observatory. The steps begin just behind the hotel. We are obviously walkers and the 4 flights of stairs (no elevator) with luggage didn’t phase us. If you need an elevator this place is not for you.
Check in is atypical since this isn’t really a hotel but rooms in a flat. . Despite that, it went very smoothly and efficiently . Rooms comfortable and there was beer and wine in the upstairs fridge. Rebecca is great, arranged transport from the airport and met us when we arrived. We made all arrangements for our arrival by WhatsApp as soon as we landed. She was right at the door when our cab pulled up.
There are not many rooms. So if you’re lucky enough to book this place you will enjoy its location and shared rooftop deck with the best view of the waterfront in Split.

Be prepared to go up the stairs, there is no elevator.
There is no elevator and you have to climb several flights of stairs.

Well located but for older people or not this situation has to be clarified so you don't encounter the problem when you arrive

Great location
Great location, smart clean room with everything we needed. Spectacular views from the communal balcony on the top of the building right across the harbour. Breakfast a short walk but well worth it in a historic courtyard. Highly recommended
