Well maintained, newly renovated, and clean property. Good location. Huge rooms. Air conditioning was actually cold. We used the on site laundry machines which worked well. There are lifts which is great as well. We booked early for a good rate. Highly recommend this property!

Breakfast was not included, Breakfast was just pastry and carbs, no proteins or other options.
Nothing but boxed and processed foods, even the juices.
Informed we hadn't paid for the breakfast when we booked so it was not available, Was not even offered to us at an additional cost.

Albinia was very friendly and helpful. Washers and dryers in the rooms were a reason I booked but my room did not have them so I had to used the common laundry on another floor. Air con was nice and location was good.

Worst value for money hotel we have stayed in

Me and my partner were excited to stay at this "high end" hotel for the weekend. Because of the fringe festival (which we didn't know was on) I payed £310 for 1 night, for this price I was expecting something with a little more luxury. The parking was horrific and we had to pay £70 to be able to get into a car lift and park in a super tight underground area. We then got into the hotel and were told our room was in the basement, we got in and had no view. The grout in the bathroom was mouldy, the curtains were super dusty and the overall feel of the room was dark, dingy and basic. We payed £20 for breakfast and all that was available were small pastries. I would put a lower review, however, I must admit the location is perfect and was less then a 30 minute walk away from the Royal mile, the bed was comfortable enough although very standard. Staff were nice enough. We enjoyed the fact there was a coffee machine, but the cups in the room didn't fit in it. For £310 I feel like the whole weekend was a rip off and I wish we kept some of that money to be able to enjoy more tourist attractions around the city.

Great location to discover Edinburgh for a few days.

Great place to stay. We had a 4 person appartment which was nice, modern and clean. It is located close to the city centre, Dean Village and stockbridge. Only downsides: 15-20 min walk to parking garage (very limited parking on premises) and no stove in the kitchen. The central location does come at a price though, this apartment was priced highest off all of our stays in Scotland. Friendly staff.
