Best of the best!

Spotted the Scot Townhouse when planning our trip months before and was compelled to book immediately to secure our spot, and didn’t regret for a single second.
Wonderful when the personality of the hosts shines through in every aspect, from the decor to the personal service.
Jonathan has great knowledge of Edinburgh that he’s very happy to share, and went above and beyond to make our stay comfortable.
The guest house oozes style throughout, from the rooms to the hallways to the breakfast area, and is spotlessly clean. Great location with easy access to the city centre by regular buses.
We loved it - 11/10.

Thank you SO much for your review it really was a pleasure having you all stay, especially your daughter, who as you know I shared many a fabulous conversation with.
Our b&b will always have a little bit of your family here, now that our hare on the stairs is named after your daughters cousin.
It's wonderful to read such positive feedback from guests and it really makes us realise that the hard work we put in is worth it. We wanted to create something different to many other b&b's and a lot of thought, planning and detail went into our decor to create what we have and to hear it oozes style is fabulous.
As discussed upon check out just let us know if you come back to Edinburgh we would love to have you stay and I would be delighted to hear more stories over breakfast from a little member of the family.

All that glitters isn’t gold

I paid almost £200 for one night at Scot Townhouse. Although the B&B is immaculately clean and the host is friendly, I don’t feel it offers the level of quality I would expect for the price.
The room was spotless and well presented, but some of the finer details let it down. The towels were thin and felt of a budget quality, and the kettle in the room also seemed quite cheap. There was no complimentary bottled water in the room. At this price point, I feel complimentary bottled water should simply be a given, and these small touches would have made the stay feel much more premium.
The breakfast was the biggest disappointment. Although a continental breakfast is advertised, it consisted of boiled eggs, small pieces of ham and cheese, sliced white and brown bread, Nutella and jam, individual pots of yogurt, dried fruit and nuts, fresh bananas and peaches, along with coffee and orange juice. I felt the selection was quite basic in terms of quality and didn’t reflect the premium nightly rate.
Although free on-street parking is advertised, I found it very difficult to find a space, so this is something for drivers to bear in mind.
Overall, Scot Townhouse is exceptionally clean and well maintained, but for almost £200 per night I felt many of the amenities were of a budget standard. In particular, the breakfast was very underwhelming and, in my opinion, comparable to one I would expect from a much lower-priced stay. While I appreciate that demand drives higher prices, I don’t feel the facilities and overall experience justify the rates.
Unfortunately, I left feeling that the experience didn’t represent good value for the price paid. By comparison, immediately before staying at Scot Townhouse I stayed at a four-star hotel in Troon for a similar price and received luxury amenities, a spacious room, a full cooked breakfast alongside a continental selection, complimentary bottled water, high-quality tea and coffee-making facilities, daily room servicing, and refreshments replenished. That comparison really highlighted the difference in value for money and reinforced my feeling that Scot Townhouse falls short of what I would expect at this price point.

We’re sorry that you wrote "all that glitters isn't gold." We wanted to explore this with you a little further here. We always review what our guests have to say because it is how we discover how others experience our property and offering. We conscientiously look for actionable feedback. We did the same with your review. Our context is of course that we are a guest house in the capital city of Edinburgh.
We think what has happened is that you arrived anticipating a 4-star hotel, and we are not that and never were; we are a 4-star B&B. Our price very much reflects this, but we sense your expectations weren’t met accordingly.
To explore further, you have compared us to a 4-star hotel in Troon. You are drawing comparisons between two different markets and two different accommodation offerings when you rated us. We’ll be honest and state that this is unfair practice.
To elaborate, firstly, given that you lived and worked in Abu Dhabi for some time, you will know that the room rates are considerably higher in the "big city" than, say, in Al-Mirfa or Arada. That's because the cost of living in each town is very different. One is a capital city and one is a small provincial town. Edinburgh is the capital of Scotland and prices are higher here than in the west coast small town of Troon.
Secondly, we are not a 4-star *hotel*, we’re a 4-star *guest house*. We think you booked the wrong accommodation for your needs. You are comparing apples to oranges. Our price reflects this in the city. Given that you wanted to stay in a 4-star hotel in Edinburgh, you will have realised that they cost over double our room rates. After reading your review, we looked up the average room rates for a 4-star hotel in Edinburgh for this week and discovered that a single/double room costs north of £400pn WITHOUT breakfast. You paid here £195pn INCLUDING breakfast, so less than 50% of the average.
Here is some context: one night mid-week next week in Edinburgh including breakfast costs approx. £255-570. Our room rate is £135. Our price is 53% of the cheapest 4-star hotel. Do you see our context; and yours?
We *know* that you received great value whether you feel this or not. How do we know this? (1) We know this market, and (2) our Booking.com ‘Value for Money’ rating is 9.5, which is excellent, and reflects the fact that we do not overcharge for what we offer.
Please recall that you booked us for a reason. You searched on Booking.com to find us. You likely filtered on us by review score (9.6) and inclusive breakfast. We offer beautiful and immaculate rooms (you acknowledge this), in-room tea and coffee facilities (which you used), and an all-inclusive continental breakfast (exactly as advertised). We are located next to incredible public transport with routes to every possible destination in the city, and I recall you commented on how beautiful you thought our property was. And you paid about 50% less than a 4-star hotel would have cost you.
We know our business, and we offer great value. But you have decided to attack our business here and on Booking.com because you booked the wrong accommodation type, and that is not our fault. You came looking for an onsite bar and onsite parking, and we never had these to offer you. They are available in Edinburgh, but at double the price. Your expectations were set differently before you arrived, and there is nothing we could have done to change this. And now you are punishing us for it.
We offer some further observations.
Most of our competitors don't offer a price-inclusive breakfast or, if they do, the average cost per day per head is around £20-35. A 'Scottish breakfast' at a B&B less than 300 metres away from us is £25 per head per day, for example. We don’t offer a cooked breakfast and we say this on our website and Booking.com.
We don't offer bottles of water for two reasons. The Scottish hospitality industry actively encourages a proud environmentally friendly approach and this forms part of our own ethics. This is why you see people nowadays carry reusable water bottles; we need to care about our environment. We don’t offer single-use plastics at all throughout our B&B and we chose conscientiously not to do this. We don’t apologise for this. And, importantly, Scottish tap water is some of the most delicious you'll find in the world. Our water comes from the Pentland Hills in the Scottish Borders. Our guests remark on how delicious it is.
You refer to parking, which we discussed by phone before you arrived. We explained that our B&B is located in a gorgeous conservation (Victorian villas and manicured gardens) area with free local on-street parking, available on a first come first served basis. In our experience, parking is always available in the area, and we’ve not heard a guest tell us that they’ve not found a space if they drive the nearby streets. However, as we discussed, we cannot guarantee a parking space and we advised you this before you booked us. Curiously, you were able to park nearby, so we don’t know what the real problem was.
As for a room refresh, your feedback is astonishing. We asked you each day if you would like a room refresh, and on both mornings you declined. It is misleading to infer that we do not offer a room refresh each day, when, unequivocally, we do and we offered this for you and you declined.
As a final note, you have scored us 6/10 on Booking.com and graded us 5/10 for ‘Value for Money’. You have given us our lowest ever score and it upsets us deeply. Why did you do this? As a small business, we rely on Booking.com for business. This is our livelihood in a hospitality industry that is struggling. You have not given us the opportunity to reply to your score on Booking.com, and that is simply unfair. To be direct with you, this seems unnecessarily vindictive. We are clear that our offering is a B&B, and you thought you were booking a 4-star hotel. Booking.com states that we’re a “guest house”. It’s a shame you didn’t spend double the price to stay where you clearly wanted to be, and save us the damage to our business. We would urge you to please reconsider your review in the correct context and be self-reflexive of your own part in booking the “wrong” accommodation that suited your expectations. If you had wanted a 4-star hotel, you should have found the budget to book it in Edinburgh. You have upset us and yet we have no actionable follow-up to take. We are left feeling why do we have this business at all; it's hard work, we bent over backwards for you, and then we discover you felt aggrieved about something you haven't checked - take a look at the price of a 4-star hotel in Edinburgh, and please amend your review to be more authentic to us as small business owners. Devastated.

Wonderful and welcoming!

Our stay at Scot Townhouse was lovely. It is a warm and inviting place and the room was super clean and comfy. Johnathan was a wonderful host. We stayed while I ran the Edinburgh marathon and not only did he give great tips of how to spend the free time we had that weekend, but he went above an beyond to accommodate what I needed on race day, starting breakfast early so runners could get to the start line and getting us in porridge specially to ensure I was well fuelled (as well as putting a cards and sweet treats in my room for post run!). Would definitely be the first place I look to stay if I go back to Edinburgh!

Extraordinary!

We spent three days at Jonathan's B&B. A very positive experience, the guest house is located in Newington, south of the center but perfectly connected by frequent buses. The neighborhood is very green and quiet, the Victorian houses (mostly used as B&Bs or boutique hotels) follow one another pleasantly along the street.
Jonathan is a very attentive, thoughtful host, ready to give advice/suggestions to make the most of your visit to wonderful Edinburgh. Personally, being celiac, I appreciated being able to find gluten-free toast and cereal every day for breakfast... in addition to eggs, yogurt, jams, fruit, etc.! Everything was delicious!
The rooms are spacious and bright, the furnishings are taken care of down to the smallest detail: each room has the name of a Scottish island, and the paintings inside (the Tin Tin print in the bathroom is extraordinary!) recall the theme.
Personally, I appreciated some small touches, not at all taken for granted but which can make a difference for the guest: a power adapter, earplugs, a kettle with tea and coffee, and... a book with poems by Robert Burns, the most illustrious Scottish poet! What better way to get into the mood of the city!
And then what can I say about Edinburgh... it is magical, our hearts remained there!

Best sleep ever, even better host!

Me and my girlfriend stayed here for a weekend trip and quickly found that we'd picked the exact right spot for us. The room was excellent, simple, clean and well furnished with all the right amendments. The bed was incredibly comfortable and we slept like logs; we agreed it was the best sleep we had had in ages! Breakfast was delicious and Jonathan was consistently attentive. He was such a lovely host and person with so many interesting stories to tell and recommendations to make. Could not have asked for a better first trip to Edinburgh. 5 stars through and through!
