Very chilled, staff always super friendly and happy to help. The coop is literally across the road and they allow you to sit and have dinner in their dining area. <3 Not too many amenities to note tbh. Bed was fairly decent, shower's a little small but only because I'm used to my massive shower at home. Temperature was well regulated. Walls are a little thin but the area is far out so it's not horrendously noisy, only thing you hear is people walking past in the morning and your neighbour's muffed phone call.

More effort required at the Abbey Residence
I wouldn’t say this place is awful but I won’t be going back as it was not good either. I was disappointed.
Firstly on day one when we returned to our room there was the smell of faeces which I’m pretty sure came from the plumbing.
I flushed the loo several times left the extractor fan running all night and closed the door and the smell did go away.
We paid £420 and admittedly we didn’t check the booking thoroughly enough however the breakfast is basically some yoghurts and cold meats. Barely a continental, for £140 a night I would have expected a cooked breakfast. I did complain to the manager over the phone about this and he did say he would arrange some breakfast wraps which didn’t happen either, and explained this was mainly due to the chef rocking up to make breakfast so they only offer continental. By a continentals standards this was lacking, and oddly is served on the reception desk rather than tables…..
The only member of staff we ever saw was this poor chap working there from uni break from India called Milan who seemed to never actually leave the place, and made the place feel better than it is due to his friendliness and professionalism.
The bed was comfortable I would say and they had a decent TV in the room too with apps to log into.
The paint job is SO BAD, it’s crazy somebody could do this bad of a job around the handles, skirting, locks etc. No care and it shows.
We had to send away a member of staff at gone 9pm randomly asking could he check our sink wasn’t blocked. I wasn’t about to get changed for that when they have had all day to check our sink.
The room lacks furniture so they just put the kettle behind the TV, Yes behind the TV an electrical object.
The doors to the room are like internal doors with basic Yale locks added, not a thick front door so you hear everything in the corridor and unfortunately they can hear everything within the room.
It’s a shame because the guy I spoke to on the phone was so helpful and I really had a good vibe about this place but I would say they have a lot of work to do to earn there £140 a night price tag and i couldn’t care less if it’s near Edinburgh it’s still not up to par for that money and maybe the owner/manager could get up and make his guests breakfast going forward as a piece of advise.

Room was clean, bathroom freshly painted, but patchy. Shower drain was blocked. Breakfast served late, so we left at 7am with just few pastries packed in paper bags. No coffee, no juice.
There's nothing to do around or look at. The new build village was constructed recently around. There's COOP store which saved us, as there's no dinner at the hotel.

Not easy to find. A larger sign would help. Plenty car parking. Rooms just a little tired. Staff very helpful.

Great Stay in Edinburgh
We stayed two nights at the Abbey Residence while we were visiting Edinburgh. It is located on the outer edge of town but has a bus that stops right out the door for easy access to downtown. Milan the guy at the desk is super friendly and helpful and made sure we had everything we needed. The room was clean and the bed was comfortable. I give this place a big thumbs up!
